Bridging Finance
What is bridging finance?
Bridging Finance is fast, short-term, secured finance for any legal purpose. If there is a residential or commercial property that is not already fully mortgaged, we will probably be able secure bridging finance quickly, using the property as security.
In order to secure a bridging loan you will need what is called an "exit route". This is a way of paying back the short term loan, i.e. sale of a property currently on the market etc. As long as it makes sense why you require funds and how you can repay these then we can normally help with most scenarios.
Bridging loans can be used for any legal purpose, the most usual requests are to:
- Help with the completion of a new purchase
- Refurbishment projects
- Achieve a quick completion to benefit from a discounted price
- Purchase investment property
- Buy at auction
- Development projects
- Clear debts to avoid or repay bankruptcy, IVA or to stop a repossession
The main difference between regular loans and a bridging loan is the time it takes to organise. Regular lenders often take months to complete a deal.
Bridging finance can be non-status or full status, first, second (and in some cases third) charge on a property or properties.
